In addition, Brent Sullivan is an Associate of the Real Estate Institute of NZ (AREINZ), and is a REINZ Accredited Property Manager, so you can be sure that your property will be in safe hands with us.

Our office is located in the central Auckland suburb of Avondale.

Brent also lives in Avondale, and has been involved in residential property management within the area for over 20 years. He started his own firm in June 2012, and is enthusiastically applying his multi award winning skills to his own growing client base.

We charge a rate of 7.5% (+GST) on any rent collected and accounts paid on your investment property. This entitles you to a full range of services, including in going and outgoing inspections. Quarterly inspections are $45.00 (+GST) each.

Our standard tenancy agreement requires a bond with the equivalent of 4 weeks rent, along with the first week’s rent. Due to recent changes to the residential tenancy act tenants no longer pay a tenancy fee. A new tenancy fee is paid by the owner and is approximately 1 weeks rent (+ GST)

We will carry out an initial inspection before a new tenant moves in, and then conduct quarterly inspections (every three months) thereafter. We issue you with a complete inspection report, including photos if required.

For a periodic tenancy agreement, you are required to give 28 days written notice.

We are happy to help to have the power and gas connections set up. Unless otherwise stated on the tenancy agreement, tenants are to be responsible for upkeep of the lawns and gardens.

Under a fixed term tenancy you sign up for a specified term, and are liable for rent until that term expires. During this time the rent can be increased.
